Feasibility Studies

Feasibility Studies for UAE Projects

A bankable feasibility study tests whether your business concept, expansion idea or investment opportunity is viable: financially, commercially, technically and operationally. In the UAE context, a well-structured feasibility study also examines regulatory approval pathways, licencing requirements and free zone or mainland considerations.

GULF CONSULT feasibility studies are used for bank financing applications, investor proposals, government authority submissions, project approval boards and internal investment decision committees. We cover all major sectors: real estate development, F&B rollouts, healthcare facilities, manufacturing plants, technology ventures and hospitality projects.

  • Competitor landscape and positioning
  • Technical and operational assessment
  • 5-year financial model with P&L, CF and balance sheet

Business Plans

Investor-Grade Business Plans

A professional business plan is a requirement for bank financing (most UAE banks require one for facilities above AED 500K), investor discussions, free zone authority applications, DED special activity licensing and pitch competitions. GULF CONSULT produces business plans to institutional investment standards.

Every plan is built from a verified market research base, incorporates UAE-specific regulatory considerations and is presented in a format that matches the expectations of UAE banks, private equity investors and government bodies.

FAQs

Growth Advisory, Key Questions

Feasibility studies, business plans and valuation methodology

How long does a feasibility study typically take in the UAE?

A standard UAE market feasibility study for a new business or expansion project typically takes 3 to 6 weeks from kickoff to final report. The timeline depends on the complexity of the project, the availability of market data, and the number of primary research interviews required. Real estate, healthcare and manufacturing feasibility studies are typically more complex and may take 6 to 10 weeks. GULF CONSULT provides a detailed scope and timeline at engagement outset. For bank financing with urgent timelines, we offer accelerated delivery on eligible projects.

What is the difference between a business plan and a feasibility study?

A feasibility study tests whether a business idea is viable: it answers 'should we do this?' It includes detailed market research, competitive analysis, technical assessment, financial modelling and a risk matrix. A business plan assumes the decision to proceed has been made and focuses on 'how will we do this?': covering strategy, operations, management, marketing and detailed financial projections. For bank financing or investor pitches, both documents are often required: the feasibility study as supporting evidence, and the business plan as the primary fundraising document. GULF CONSULT often prepares both in an integrated engagement.

What valuation methodologies does GULF CONSULT use?

GULF CONSULT uses internationally accepted valuation methodologies calibrated to the UAE market context. Discounted Cash Flow (DCF) projects future free cash flows and discounts to present value using a UAE/GCC-appropriate WACC. Market comparables (EV/EBITDA, EV/Revenue, P/E) benchmark against comparable listed and private companies in the UAE, GCC and relevant global markets. The asset-based approach values the underlying assets of the business, typically used for holding companies, real estate businesses and distressed situations. We typically present a valuation range using two or more methodologies. For regulated valuations (court submissions, MoE requirements, DIFC proceedings), we provide documented, signed valuation reports meeting the required standards.
